What should I say when I first make contact?

Describe what you can see, where it is and when it started — a wet patch spreading on a ceiling, a drain that gurgles when the washing machine empties, a circuit that trips whenever the kettle goes on. Photos help. Mention access too: stairs, a narrow side gate, parking, pets, and whether anyone is home during the day.

What usually happens on the first visit?

Generally an inspection to find the cause rather than the symptom — a camera down a drain, a test on a circuit, a look through the roof space, a moisture reading on a wall. What that turns up decides whether the job is a repair, a replacement, or work that has to be staged.

Do I need to be home while the work is done?

It depends where the work is. Anything inside the house, or anything needing the water or power turned off, usually needs someone there. Work in an accessible yard often does not. It is worth agreeing that when the job is booked rather than sorting it out on the day.

Will anything need to be dug up or cut open?

Sometimes. Buried drains, wiring inside wall cavities and leaks under a slab all need access. Locating the fault first — with a drain camera, acoustic gear or a cable locator — keeps the opening as small as possible, and some damaged pipes can be relined from inside rather than excavated.
